For holiday rental owners

Websites for holiday rental owners in Croatia

Zauzeto is a web design studio in Zagreb building websites for owners of apartments and holiday homes: guests find you, see everything they want to know and send an enquiry straight to you, with no commission. For hosts all over Croatia, in your guests’ languages.

  • From €399, first year of hosting included
  • Pay only after you approve the design
  • A reply within 24 hours

Everything a guest needs to see before they book

Guests decide in seconds, mostly on a phone. So we build the page in the order guests ask their questions.

  1. The first look

A headline, one photo and three facts: where you are, how many it sleeps and what it costs. Guests see it before they scroll.

  2. In the guest’s language

We write the texts in Croatian and in the languages of the guests who come to you most, with the words they search with.

  3. Photos that sell

The first is the best room or the view, never the hallway. The rest follow the order a guest would walk in.

  4. Everything nearby

Sea, beach, bakery, ferry: walking distances, written out right away, without opening a map.

  5. Dates and price

The calendar shows the open days and the price of the whole stay, so guests only ask what they really want to know.

  6. The enquiry comes to you

The enquiry reaches you, by email or on WhatsApp. No middleman, no commission, and you reply when and how you like.

Not just apartments: the same approach works for holiday homes, villas, rooms and hostels, campsites, taverns and restaurants, boat trips, bike and scooter rentals, craftspeople and small local businesses.

What you get for €399

The €399 price is for a simple website for one apartment or holiday home. It includes everything the site needs to work, and the first year of hosting.

What raises the price

The final price depends on three things: the number of units (each has its own photos, prices and calendar), the number of languages and any extra features your place needs. The exact amount is in the quote you get before any work begins, and you pay only after you approve the design. More than one unit? Get in touch and the quote will price your place. From the second year the site is €99 a year, with hosting, a .hr or .com domain and all changes.

  • A design of its ownNo ready-made templates: the site is built around your place and what sets it apart from the ones next door.
  • Text in your guests’ languagesWe write it, in Croatian and in the languages of the guests who come to you. You just check the details are right.
  • Calendar and enquiryGuests see the open dates and the price of the stay and send an enquiry straight to you.
  • Gallery, map and directionsFull-screen photos, distances to the sea and the shop, and how to get there.
  • Phone firstMost guests open the site on a phone, so we build it for the phone first, then for the computer.
  • Domain and launchWe help you choose and register a domain in your name and put the site online. Hosting and a .hr or .com domain for the first year are included.

Enquiry, booking request or booking engine?

On your own website guests don’t have to pay straight away. There are three ways for them to reach you, and each costs a different amount of time and money.

  1. Enquiry

The guest writes their dates and a question, and you reply with an offer. The simplest option, with no commission, but the guest waits for your reply.

  2. Booking request

The guest picks arrival and departure in the calendar, sees the price straight away and sends a request. You confirm and arrange the deposit the way you always do. This is how the sites we build work.

  3. Booking engine with payment

The guest books and pays by card without you. These systems usually charge a monthly subscription or a fee per booking, which for a small place is often more than it needs. If you want one, say so in your enquiry and we’ll tell you what makes sense.

  4. Connecting to Booking.com and Airbnb

Booking.com and Airbnb offer an import and export calendar (iCal). If you like, we connect your website’s calendar to them, so booked dates show everywhere and you avoid double bookings. The platforms refresh calendars at intervals, not in the same second.

Sites we have made

Two real apartments, two websites in four languages. Each one starts from a single idea about why guests are happy there, and everything else on the page serves it.

The Apartman u luci Sali home screen: the headline “Three metres from the door to the sea” and the house on the waterfront.

Sali, Dugi otok

Apartman u luci Sali

The idea: three metres. It is three metres from the front door to the sea, so the site doesn’t try to convince the guest, it takes them down to the water.

The idea: shade. In summer the best seat is the one in the shade with the sea in view. Milly has it: a big terrace under a reed pergola.

How the Apartman u luci Sali website came about

Apartman u luci Sali on Dugi otok was listed on Airbnb. Looking at the photos, one thing was clear: it is three metres from the front door to the sea, and guests have to feel that the moment they open the site.

So the site opens with a calm film of the house on the waterfront, the rooms arrive one on top of another as the guest scrolls, and a button walks you from the door to the sea while the metres count up. The calendar shows the price of the stay straight away, and enquiries go straight to the owner. The texts are in Croatian, English, German and Italian.

The site works alongside the Airbnb listing, not instead of it: new guests still come from the platform, while those who come back or were recommended write directly.

What an apartment website must have

A beautiful site isn’t enough. Without these, guests don’t send an enquiry or the owner can run into trouble. Every site we build has all of them from day one.

  • Who is rentingThe host’s or company’s name and contact details. Guests want to know who they’re writing to, and an online service provider must be clearly named.
  • Prices without surprisesWhat a night costs, what’s included and what is extra, such as the tourist tax or cleaning.
  • A privacy noticeThe enquiry form collects the guest’s name and contact details, so the site must say what happens to them (GDPR).
  • No hidden cookiesThe sites we build don’t track visitors, so they need no cookie banner. If analytics is added, consent comes first.
  • House rules and cancellationCheck-in and check-out, pets, deposit and cancellation terms: guests want to know before they ask.
  • How to get thereAn address or a pin on the map, parking and the ferry: guests who arrive easily come back more easily.

And who will find me, if not Booking?

The platforms bring new guests, and let them keep doing it. Your own website catches the ones who are already looking for you, and you pay no commission on them.

Guide: how to get direct bookings →

  • Guests who come backA happy guest doesn’t look for you on the platform next year, but by name. Then they find your website and write to you directly.
  • GoogleA guest who types the name of your place or your town finds your website, in their own language, not only a listing on a platform.
  • RecommendationsIt’s easier to send a friend a link to your site than to explain how to find you on a platform. The same goes for Instagram, Facebook and the tourist board.

How we work

From the first chat to launch, without technical jargon. You know your place; we know how to show it.

  1. A free quote

Get in touch and tell us briefly about your place: how many units, which guests come to you and what bothers you about the platforms. Within 24 hours you get a proposal and an exact price.

  2. Material

You send photos, prices and a few sentences about your place. They don’t have to be perfect: we’ll tell you which photos work and which to retake.

  3. Design proposal

We show you how the site will look, with real text and photos. You tell us what to change, and the invoice comes only when you approve the design.

  4. Launch and after

Once paid, the site goes live on your domain. Later you just send us new prices or photos: changes are included in the €99 a year.

Common questions

How much does a holiday rental website cost?

At Zauzeto from €399, with the first year of hosting. The final price depends on the number of units, languages and extra features, and it is in the quote before any work begins. From the second year the site is €99 a year, with hosting, the domain and all changes. Every item, with a five-year example, is in our guide to what a holiday rental website costs.

What does the €99 a year include?

Hosting, a .hr or .com domain and any changes you need: new prices, text, photos or colours. New features, new pages or new languages aren’t changes, so we quote for them separately. A reminder and the invoice arrive at least 30 days before renewal, and you can cancel anytime, through the cancellation form.

Can I change prices and text myself?

You don’t have to: send us what needs changing by email or WhatsApp and we do it. Changes are included in the yearly fee.

Do I need professional photos?

Not necessarily. Good phone photos, taken in daylight and in the order a guest walks through the place, are often enough. We look at what you have and tell you which to retake.

Whose name is the domain in?

Yours. We help you choose and register it, and a .hr or .com domain is included: the first year in the build price, then in the yearly fee. If you leave one day, the domain and the site go with you.

How long does it take?

A simple apartment website is usually ready one to two weeks after we receive your photos and details. More units and languages take longer.

Can guests pay through the website?

On the sites we build, guests send an enquiry or a booking request, and you arrange the deposit and payment directly with them, the way you always do. So there’s no commission and no card fee.

Do you only work with apartments?

No. The same approach works for holiday homes, villas, rooms, campsites, taverns, boat trips and small local businesses all over Croatia. We’re based in Zagreb, and everything can be arranged online.

Do I need to be in Croatia to work with you?

No. Everything is arranged by email, phone, WhatsApp or video call, and you approve the design online. You pay by bank transfer, only once you approve the design.

Which domain can I use?

A .com, or a .hr if you are eligible to register it: under the .hr domain rules (in Croatian), that means EU citizens with a Croatian OIB (personal identification number), businesses registered in Croatia and companies based in the EU. Either is included in the price and registered in your name.

Here’s to a fully booked season.
