This is what guests came for.

Your website has three seconds to show them.

How many nights a year do you work for the platform?

Booking.com and Airbnb bring you guests, but they take a cut of every booking. A guest who finds your own website, or comes back next summer, can book directly, with no commission.

And who will find me, if not Booking?

Booking.com and Airbnb keep bringing new guests, and let them. Your website works alongside them, for the guests who are already looking for you.

  • Guests who come backSomeone who stayed with you once looks up your name next summer. They find your website and write to you directly, with no commission.
  • GoogleGuests search for a place to stay in your town, in their own language. The site speaks your guests' languages and is ready for Google, so a guest who types your name or your town finds it, not only a listing.
  • Recommendations and social mediaA happy guest sends the link to friends. Instagram, Facebook and the local tourist board all point to the same place, where guests see everything and send an enquiry right away.

Everything a guest needs to see before they book.

We make websites for places to stay, and listings that stand out. This is how a guest sees the site we made for Apartman u luci Sali, on their phone.

All about websites for holiday rentals

  1. The first look

A guest opens the page and knows in three seconds where it is, how many it sleeps and what it costs.

  2. In the guest’s language

English, German, Italian, Croatian. We write the texts in your guests’ languages.

  3. Photos that sell

The best room first, each one full screen, in the order a guest would walk through the flat.

  4. Everything nearby

How far it is on foot to the sea, the bakery and the ferry, without opening a map.

  5. Dates and price

The guest picks arrival and departure and sees the price of the stay straight away, before asking anything.

  6. The enquiry comes to you

No commission and no middleman: the enquiry comes to you, by email or on WhatsApp.

The real site: Apartman u luci Sali. The enquiry is an example.

Illustration, not client work. Left: a listing as we often find it, with the hallway as the first photo, a title in capitals and a five-word description. Right: the same apartment after editing: the best photo first, a title that says why here, and a description that answers questions before the guest asks them. Same price, a different guest.

Fix your listing, from €39.99

This is not an illustration.

Two real apartments, two websites in four languages. Each one starts from a single idea about why guests are happy there, and everything else on the page serves it. Scroll and the site scrolls with you.

Sali, Dugi otok

Apartman u luci Sali

The idea: three metres. It is three metres from the front door to the sea, so the site doesn't try to convince the guest, it takes them down to the water.

  • Alongside its Airbnb listing
  • English, German, Italian, Croatian
Visit the site: apartmansali.com
apartmansali.com home page: “Three metres from the door to the sea” and a house on the quay
Recorded from the real site: Apartman u luci Sali, from the film at the top of the page to the calendar and the enquiry.
  1. A calm film at the top.The house on the waterfront, the harbour through the window and the sea at the door: real photos of the apartment, brought to life.
  2. The rooms land on a pile.As the guest scrolls, each room slides in from the right onto the pile, and one tap opens it full screen.
  3. Three metres, step by step. The guest holds a button and walks from the door to the sea, with the metres counting up.
  4. A map only on request. The Google map loads only when the guest asks for it, so until then the page sends nobody anything about them.
  5. Dates, price, enquiry. The calendar knows the seasonal prices and the four-night minimum, and the enquiry goes straight to the host, with no commission.

Žaborić, near Šibenik

Apartman Milly

The idea: shade. In summer the best seat is the one in the shade with the sea in view. Milly has it: a big terrace under a reed pergola.

  • Alongside its Apartmanija.hr listing
  • English, German, Italian, Croatian
Apartman Milly home page: terrace with a wooden table and chairs under a pergola
Recorded from the real site: Apartman Milly, from the film at the top of the page to the calendar and the enquiry.
  1. Out of the sun, into the shade. The film walks under the pergola to the terrace railing and comes to rest on the view of the bay.On a computer the film walks under the pergola to the terrace railing. On a phone the page opens on that view of the bay, under the edge of the pergola.
  2. The terrace, then a walk through the flat. The terrace in four pictures while the words stay, then the rooms pass from the right, in the order a guest would walk through.
  3. A day in the shade. As the guest scrolls, the sun moves through the day and shows where the shade is: coffee under the reeds, a swim under the pines, dinner on the terrace.
  4. A map only on request. The Google map with the address loads only when the guest asks for it, and the sea is a minute’s walk down the street.
  5. The price before the message. The guest picks dates, sees the price of the stay straight away and sends the enquiry with one click or on WhatsApp, with a box to tick for a pet.

Your place deserves its own idea and its own website.

  1. A short chat

Tell us about your place and what you need: by phone or by email. The quote is free.

  2. Photos and details

Send us your photos and the basics. If your photos aren’t great, we’ll tell you how to take better ones.

  3. Design and writing

We design the site and write the copy in your guests’ languages. You tell us what to change, and pay only once you approve the design.

  4. Launch

Your site goes live on your domain, and guests’ enquiries come straight to you. Every change you need later is included in the yearly fee.

An illustration of the process, using the site we made for Apartman u luci Sali

We work by four rules.

Zauzeto is a web design studio in Zagreb making websites and listings for apartments, holiday homes and small local businesses all over Croatia. A website costs from €399 with the first year of hosting, a listing makeover €39.99, and up to three listings €59.99. From the first call to launch you deal with the same people, with no middlemen and no passing you from person to person.

  1. You pay only after you approve the design.

You see how your site will look first, and pay after that.

  2. The site and the domain are yours.

The domain is registered in your name, and you can take the site wherever you like.

  3. A reply within 24 hours.

Every enquiry gets an answer within 24 hours, with a proposal and an exact price.

  4. Cancel anytime.

After the first year, hosting and changes are €99 a year. If you cancel, the site and the domain stay yours.

Common questions

Do I need my own domain and hosting?

You don't need them up front. We help you choose and register a domain (like yourplace.com or .hr) and get the site online. Hosting and a .hr or .com domain are included: the first year in the build price, then €99 a year. More in our guide to what a holiday rental website costs.

How long does it take?

At Zauzeto a simple apartment website is usually ready one to two weeks after we receive your photos and details. A listing makeover takes a few days.

What does the site cost after the first year?

The first year is included in the build price. After that the site is €99 a year, which covers hosting and any changes you need, whenever you need them: new prices, text, photos or colours. New features, new pages or new languages aren’t changes, so we quote for them separately. The subscription renews every year until you cancel, and we send a reminder and the invoice at least 30 days before. You can cancel anytime, through the cancellation form or by email, and the site and the domain stay yours.

Can guests book directly through the website?

Yes. Guests see your open dates and send an enquiry or booking request straight to you, by email or WhatsApp. If you like, we can also connect the calendar to Booking.com and Airbnb so you avoid double bookings.

How will guests find me?

Booking.com and Airbnb keep bringing new guests, and the website works alongside them, for the guests who are already looking for you: people who come back and search for your name, people who search for your town on Google, and people someone recommended you to. The site speaks your guests' languages and is ready for Google. Put its link on Instagram, Facebook and wherever guests look for you, and it all leads straight to you. More in the guide how to get direct bookings.

I already have a website. What now?

We'll take a look and tell you honestly whether it's worth reworking or better to start fresh.

Do you only work with places in Zagreb?

No. Zauzeto is based in Zagreb, but we work with hosts and small businesses all over Croatia. Everything can be arranged online.

What exactly does a listing makeover include?

At Zauzeto we rewrite the title and description, choose and order your photos, and check amenities, house rules and other details. We can make the changes ourselves with your access, or send you everything ready to paste in. If you’d rather do it yourself, see our guide to improving your Booking.com listing.
